OUR METHOD

At DKAD, we commit to your project from start to finish. From initial preparation and schematic design, to material selection, all the way through implementation, we follow a process that values research, attention to detail, and design precision.

Here’s the way we do things, step by step.

01 PRE DESIGN

Every project begins with a discussion. We gain an understanding of a client’s goals, needs and priorities. We synthesize those needs with parameters such as building codes, municipal ordinances, and site factors such as access and daylight orientation to develop a framework that will govern the project.

02 SCHEMATIC DESIGN

This is when we test initial design ideas against the parameters of a client’s project. We produce and analyze numerous design iterations and make sure that only the best options are presented to our clients. The services we provide in this phase begin to distance us from the pack.

03 DESIGN DEVELOPMENT

We expand the iterative design process working hand-in-hand with our client. We also begin to involve other key players – engineers, cabinet makers, interior designers, and whenever possible, the contractor. We build on the rough ideas generated in the previous phase – adding detail and beginning to calculate aspects such as structure and lighting in preparation for producing a thorough set of construction drawings.

04 CONSTRUCTION DOCUMENTATION

Here, we draft up a set of blueprints that forms the crux of our operation. We make sure our documentation is thorough - considering structural, mechanical, plumbing and electrical systems - so that the contractor handles the project accurately and reliably.

05 CONSTRUCTION ADMINISTRATION

We play an active role during construction – serving in the capacity of an owner’s representative, we keep our client’s interest at the forefront of every decision. During this phase we also provide information to, and work with, the contractor to ensure the design vision is realized in the final product.
